How do Timeshares Work?

In the United States, a resort or developer will generally sell timeshare in one-week increments. Owners can choose to purchase as many weeks per year as they'd like. Timeshares’ flexibility also allows for biennial or even triennial usage if annual vacations aren't practical with owners’ current lifestyle.

In recent years many vacation clubs (like those offered by Hilton and Marriott) began operating within a point-system, affording guests the extra flexibility to break-up their timeshare week – staying for perhaps one or two nights a number of times a year; and making it possible for owners to trade their time for time at other in-network resorts.

How is Timeshare Lodging Different from Hotel Accommodations?

The average hotel room is just 300-400 square feet, while the average timeshare is a spacious 1200-1400. Generally hotels offer guests a room with a bed and a small bathroom. Timeshares, on the other hand, are like condos. They offer private bedrooms, large common areas, a kitchen, a laundry room, and usually a balcony (or two).

Timeshares also offer many resort amenities that hotels do not, like: private beach access, golf courses, swimming-pools, health clubs, tennis and racquetball courts, picnic grilling areas, kids’ activities, and much more.

Are Timeshares Affordable?

Because they are divided among multiple owners, timeshares afford owners the unparalleled luxury of resort ownership, for about the same amount they might pay to rent a quality hotel room for a week’s time.

In that sense, timeshares are already a great vacation accommodation option. However, when you buy timeshare directly from the resort, you’re subject to their often exorbitant marketing fees and profit margin, meaning you could end up paying thousands more than necessary to secure your annual or biennial vacation.

Buying timeshare resale (from a previous owner, rather than directly from the resort) can save you thousands; sometimes up to 70% off resort developer prices. Timeshare resales allow you to secure a lifetime of vacations for a fraction of the cost of renting a hotel room or buying vacation property directly from the resort.

I Like to Travel. Will I be Limited?

If anything, timeshares open up more travel possibilities. Timeshares' flexibility extends beyond the benefits of annual usage and affordability. In fact, timeshares are some of the most flexible forms of vacation accommodation available.

When you buy timeshare that is affiliated with an exchange company like RCI or Interval International, you can use your timeshare to travel to more than 5,000 resorts all over the world. Resort Condominiums International (RCI) is the largest and most expansive exchange club, therefore offering the most options in worldwide travel.

What if I Can't Use My Time?

If, for whatever reason, you aren't going to be able to use your vacation property one year, you'll still be responsible for paying the maintenance fees. While these fees are nominal in comparison to what you might spend for weeklong accommodation in a hotel of similar quality, nobody wants to be stuck paying for something they can't use.
