Cosmopolitan
A new genre of timeshare resale inventory has evolved over the years and is now “official”. Marriott Vacation Club now has trademarked a group of properties under the tradename Pulse®. Likewise, Hilton Grand Vacations has expanded their Hilton Club® brand renaming several new properties of late. Other resort developers are following suit and will be making announcements as well.
The business model is to identify and market timeshare ownership in an urban cityscape such as New York, Chicago, San Francisco, Washington DC, San Diego, San Antonio and more. The target market is affluent dual income millennial couples that enjoy upscale urban buzz and entertainment. According to ARDA (American Resort Developers Assn.), it is this demographic that is driving timeshare ownership growth, the generation that grew up in the “share” society (think Uber, Lyft). By the way, they still love the beaches and mountains! Another notable group of owners are business travelers, even corporations, that frequent an urban hub such as New York, and make full use of the points systems the resort developers offer. Many have found this to be a far less expense when compared to inner city hotel rates.
